How it works
Loan amount is Home price − Down payment. Monthly payment uses the same amortizing formula as any fixed-rate loan: Payment = P × r × (1+r)^n ÷ ((1+r)^n − 1).
Example
A 350,000 home with a 70,000 down payment leaves a loan of 280,000. At 6.5% over 30 years, the estimated payment is about 1,770 per month.
Assumptions & limitations
This estimate covers principal and interest only. Property taxes, homeowners insurance, mortgage insurance (PMI/LMI), and HOA fees vary by location and lender and are not included — actual monthly costs will typically be higher.
